Electrical findings top nearly every report we write. The five we flag most often: double-tapped breakers, missing GFCI protection near water, scorched or loose connections, open junction boxes in attics, and panels older than the home's wiring can safely support.

Most of these are inexpensive to correct when caught early, and all of them are genuine safety concerns. If your panel hums, breakers trip often, or outlets feel warm, mention it before we arrive so we can give those circuits extra attention.
