Buyers often ask what an inspector actually looks at during a visit. The short answer: every accessible system of the home, from the ridge cap to the foundation wall.

We start outside with roofing, gutters, siding, grading and drainage, then move through the garage, attic and crawl spaces before working room by room inside. Electrical panels, plumbing fixtures, water heaters, furnaces and air conditioners each get tested under normal operating conditions.

What we do not do matters too: we never open walls, move heavy furniture or predict exact repair costs. Our report photographs what we see, explains why it matters and ranks each finding so you know what to negotiate, what to monitor and what to fix first.
